Mold Inspections are performed to help determine if a property has a mold problem, interpret lab results, identify conducive conditions, and give guidance on what to do next if an issue exists.
A Mold Inspection is much more than a mold test with a lab report. At a minimum, a Mold Inspection includes three mold samples, which consist of one control air sample (generally taken outdoors), one indoor air sample, and one additional swab or air sample at the inspector’s and client’s discretion. We include the lab test results in addition to our detailed Mold Inspection Report, which lists the test conditions, test sample locations, concerns for conducive mold conditions, and recommendations for further action and testing if elevated mold levels are found.
Mold inspections fall into two categories; either with or without a home inspection. A Mold Inspection with a full Home Inspection generally takes 30-60 minutes to perform in addition to the home inspection time. These can be performed when there is a suspected issue or as a precaution. Ideally, these inspections take place at the same time as the home inspection, but that’s not a requirement. The Mold Inspection test results and information from the full Home Inspection can then be used to evaluate if there is a concern with indoor air quality, staining, or growth.
A PDF-based report outlining the air and swab sample findings, detailed species type and quantities, and recommendations for further action (if required).
Our inspectors are equipped with Zefon Bio-Pump Plus indoor air quality sampling equipment. We utilize Air-O-Cell cassettes and swabs for sampling.
The final report will be delivered within 48 hours of the Mold Inspection.
