Minnesota Department of Human Services Habitability Inspection

  • Once the building is ready for the inspection give us a call or schedule your inspection online
  • We'll speak with you to make sure you understand the inspection process 
  • Inspection Day!!  This typically takes about an hour.  We can process payment onsite or send you an invoice to pay online.
  • If you don't pass, don't worry we'll work with you and won't charge you extra for a reinspection unless it's some crazy extreme case.  We want you to succeed! 
  • Once we get back to our office we complete our reports the same day and send them out via email.  That way there's no delay for your submission to the DHS.

We've been in direct contact with the Minnesota Department of Human Services to #1 make sure we qualify to do these inspection (we do) and #2 ensure we understand what they want us to look for during the inspection.  They sent us the memo which was also sent to prospective providers on December 10th, 2025, with an explaination of each.  The explaination is detailed in the downloadable pdf below.

Habitability inspection requirements A recuperative care provider providing recuperative care services in an unlicensed setting must ensure that the unlicensed setting is inspected by a qualified inspector with demonstrated knowledge of housing inspection standards and professional experience conducting home inspections. The habitability inspection must include an assessment of potential home-based health and safety risks to ensure the living environment does not adversely affect the occupants' health and safety. Inspectors must evaluate both the habitability and environmental safety of the property, including but not limited to the following characteristics of the unlicensed setting:

 

•  Adequacy of space for the individuals being served;
•  Indoor air quality and ventilation;
•  Adequacy of safe water supply;
•  Cleanliness of the setting, including kitchen, bathroom, and living spaces;
•  Adequacy of electrical service, outlets, and lighting and absence of electrical hazards;
•  Any potential lead exposure;
•  Any conditions that might affect the health of the individuals being served;
•  Any conditions that might affect the safety of the individuals being served;
•  The condition of the building foundation and exterior, including accessibility; and
•  The condition and functionality of equipment for heating, cooling, ventilation, and plumbing.

 

To reduce confusion we've went to a single price of $300 on all DHS single family home habitability inspections.  This is the total price.  We do not charge for re-inspection like, other companies, unless absolutely necessary.   (Most can be done via pictures or video).  We can also discount the price for multiple buildings for the same client.  If you have any questions, don't hesitate to give us a call at 651-489-4633.
